NYU LEED NC Pre-Certification Strategies: Opportunities for Streamlining the Green Building Certification Process
A Student Technical Assistance Team of NYU Schack Institute of Real Estate' Center for the Sustainable Built Environment (SBE) was engaged to evaluate four current NYU LEED for New Construction (LEED NC) projects and identify areas of opportunity to achieve LEED points and develop model documentation for future NYU building projects. The intent is to utilize the recommendations developed in this report to pre-certify up to 2 prerequisites and 16 credits in the LEED NC rating system, resulting in substantial time and cost savings.
In summary, the goals of the research project were:
- Streamline the LEED certification process for all future NYU new construction projects.
- Recommend a list of highly feasible credits with corresponding compliance paths and supporting documentation to be used as the minimum standard for achievement, based on an analysis of NYU’s most recent LEED for New Construction projects.
- Create standardized documentation and credit templates to ensure consistency across all future projects.
- Recommend updates to NYU’s Design Standards and Guidelines and general sustainability policies.
The projects included in the analysis are:
• 58 Washington Square South; Interfaith Center – level pursued undetermined
• 22 Washington Square North - Silver
• 133 MacDougal Street; School of Law, Wilf Hall - Platinum
• Washington D.C. Campus – Gold
This report includes an explanation of the research methodology, a LEED credit analysis across the
four projects listed above, and initial credit recommendations, as well as our final credit
recommendations and supporting documentation for each credit where applicable. In total, the report identifies and provides supporting LEED credit template documentation to achieve up to 33 points for future NYU new construction and substantial renovation projects. This information can be used to supplement NYU's green building policy, and can result in significant cost savings in furthering NYU's LEED Silver new building requirement.
