Sustainable building operations over the long term

Are there any program/documents/etc that have been vetted that will tie a building operator to operating the building in a sustainable manner over the long term? We are looking to tie in "green" lease language with a 3rd party stamp. LEED is a one-time deal where an operator can choose M&V over the long term but after a certain year the requirement dwindles. Does anyone have resources for what options are available following LEED certification?

Hi Tracy,
I would recommend taking a look at the following USGBC resources which may be of help:
Green Office Guide and the Green Operations Guide:
http://www.usgbc.org/DisplayPage.aspx?CMSPageID=2116
http://www.usgbc.org/ShowFile.aspx?DocumentID=6429
The resources are geared toward building sustainability into leasing arrangements, though they don’t provide a third-party “stamp” that you are looking for.
Specifically, EBOM and CI, do include some credits that would encourage building operators to manage buildings more sustainably.
For CI,
EAp1 Fundamental Commissioning;
EAc2 Enhanced Commissioning; and
EAc3 Measurement and Verification;
All help to set the stage for informed management of buildings
With
EBOM:
EAc2.3 Existing Building Commissioning—Ongoing commissioning; and
EAc3.2 Performance Measuring—System Level Metering;
Help put a structure in place for continuous monitoring of performance.
We now also have the Building Performance Partnership which engages commercial and residential LEED building owners and managers in an effort to optimize the performance of buildings through data collection, analysis and action. More information may be found at www.usgbc.org/bpp.
